Overview

Rojas East Distribution Center is a two building, class A industrial complex totaling approximately 369,310 square feet. The project includes clear heights between 28 and 32 feet, LED warehouse lighting, ESFR sprinkler systems, and a generous truck court designed for modern logistics. Its location offers strategic access to I-10, US-375, and the Zaragoza International Bridge, allowing tenants to serve both regional and cross-border distribution needs.

Our Role:

  • Market Entry and Strategy: Developed a clear market entry plan for Hunt Southwest that aligned with regional demand and long-term logistics activity.
  • Site Acquisition: Identified and secured a site on Rojas Drive with direct access to key transportation infrastructure.
  • Design and Local Coordination: Connected the development team with trusted local architects and consultants and advised on design elements that fit the needs of industrial users in the region.
  • Leasing and Marketing: Created marketing materials, executed targeted outreach, and negotiated tenant commitments. Early leasing activity helped build confidence as construction progressed.
  • Disposition Support: Assisted throughout the stabilization and sale process, ultimately supporting the successful disposition of the asset to an institutional buyer.

Challenges & Solutions:

  • Emerging Demand: The project entered the market before the significant surge of industrial activity that followed. We addressed this by conducting deep market research and leveraging relationships to build tenant confidence.
  • New Developer in the Region: Hunt Southwest was entering a market where they had no prior footprint. By securing well-recognized tenants and aligning the project with local expectations, we helped demonstrate viability and momentum.

  • Class A Development Completed: 370,000 SF speculative industrial facility delivered on schedule.
  • Full Lease-Up: Both buildings were leased quickly despite early-stage market conditions, demonstrating strong demand and strategic execution.
  • Successful Sale: Asset was sold to an institutional buyer at a favorable cap rate, validating market entry and investment strategy.
  • Market Impact: Project established a benchmark for East El Paso industrial development and positioned Hunt Southwest as an early mover in the corridor.
