Overview

WestStar Tower is a 20-story, LEED Silver certified Class A office building encompassing approximately 262,000 square feet. It features flexible floor plates, high-quality finishes, structured parking with over 800 spaces, and activated plaza and retail amenities. The project set a new standard for office development in El Paso and contributed substantially to downtown’s revival.

Our Role:

  • Pre-Leasing Strategy: Guided pricing, positioning, and tenant mix for a speculative high-rise project.
  • Market Storytelling: Highlighted differentiators including efficient floor plates, modern finishes, structured parking, and pedestrian-oriented amenities.
  • Tenant Outreach: Engaged regional headquarters, legal firms, and professional service tenants.
  • Broker Collaboration: Worked with national tenant representatives to expand exposure to companies outside the El Paso market..

Challenges & Solutions:

  • Unproven Class A Demand: El Paso had not added a high-rise office building in nearly forty years, so market readiness was unclear. We built confidence by securing early pre-leases and demonstrating strong interest from professional users.
  • Downtown Perception: Many tenants questioned parking access and overall convenience. The project’s eight-level garage with more than eight hundred spaces, along with integrated retail and walkability, helped overcome initial hesitation.
  • Pandemic Timing: Delivery during the early pandemic brought uncertainty. Steady outreach and clear emphasis on long-term operational advantages of modern Class A space allowed leasing momentum to continue.

Results:

  • Catalyst for Downtown: The tower reestablished downtown El Paso as a viable corporate location and set a new standard for quality.
  • Leasing Momentum: Early commitments from well-known tenants, including HNTB and HUB International, added significant credibility.
  • Market Validation: The project proved that demand exists for modern Class A office space and helped pave the way for future investment and development in the downtown core.
